Buying process

Buying a property in Cyprus is a dream for many people. This dream is often based on the desire to enjoy a privileged life-style in the best climate Europe has to offer. The combination of the beauty and tranquility of a Mediterranean lifestyle is what attracts many of our clients to seek a new home in Cyprus where they can spend their holidays or enjoy carefree retirement. Everybody wants the best property at the best price and to be able to purchase that property with the utmost of ease. Our experienced team, after receiving your requirements, will immediately access all properties that match your criteria .Full details of the best selected properties will be presented to you the soonest. However, in order to secure a property of your choice, we recommend an early viewing at times that suit you. You will not be pressured into any purchase. Take your time to find the best property.

You will find a large range of different properties on our database. However if you cannot find your home in our extensive database, please do not hesitate to contact us and let us know about your specific requirements. We work within a network of estate agents and developers and the private sector and therefore have access to hundreds of properties for sale.

Once you’ve identified a suitable property, we’ll arrange an appointment with the seller to make our offer and to discuss all matters needed. A preliminary agreement will be made and after that a contract will be prepared by your solicitor. A solicitor will be required to handle the legal paperwork involved and to make sure that the property is ready for transfer to your name without any complications. The contract will be signed by the buyer and seller or their representatives with a power of attorney, and normally a deposit, usually 30% of the purchase price, will be paid by the buyer to the seller. The completion date is generally set a few days to a few weeks after signing the contract according to the terms and conditions specified. Your Solicitor will deposit the duly signed and stamped contract to the relevant District Lands office with in two months after the signing of the contract for the purchaser to have the right to ask from court “specific performance”. We can also recommend a selection of solicitors whom we trust, to provide good advice and value.
